Rob Chiang is the founder and CEO of RC Real Estate. After years working out of the Bay Area in California, he’s carved out a successful niche with garden-style multifamily apartments. His book, 7 Step Blueprint to Passive Wealth, even reached best-selling status on Amazon, which helped him become known in the industry.

Rob Chiang’s Yardi Breeze Premier Review

RC Real Estate currently uses Yardi Breeze Premier. Rob was familiar with Yardi thanks to detailed and extensive Yardi reports his family had received over the years for a property they owned. RC Real Estate started out using Yardi Genesis2 but switched to Yardi Breeze after interviewing several other companies. They simply felt that Yardi would be the most flexible for their small outfit. They also found it to have the most user-friendly interface on the market. Rob’s clients are happy with Breeze’s reports, which ultimately keeps him happy with the software.

Challenges before switching to Breeze Premier

Before Rob chose Yardi for his property management company, he had received detailed and extensive Yardi reports in a paper envelope every month for a family-owned property. He was impressed with the level of detail and thought he would like to produce similar reports for his clients. He decided to interview several property management software companies and found that Yardi was the most flexible option for a small and rapidly growing company.

Best tools & features

In his Yardi Breeze Premier review, Rob highlights online rent collection as one of the most important features. Residents can automatically pay rent each month and receive an instant receipt, which eliminates human error. Breeze and Breeze Premier also allow residents to submit work orders that can be tracked through completion. RC Real Estate can send owners proof of completion along with receipts from vendors. And with Breeze’s automated monthly reports, Rob saves a lot of time each month. Report compilation shrank from 16 hours per month to 45 seconds.

A team-based approach

The entire RC Real Estate team logs in to Breeze Premier to complete their daily work. It serves as a company hub where they can record notes about residents or properties, keep track of door codes, create garbage pickup schedules, etc. All communications with residents regarding issues or requests go through the resident portal. RC Real Estate even has an automatic email reply that encourages residents to use the portal to submit their requests. This helps keep everything organized and easily traceable.

Going mobile

As cloud-based property management software, Breeze Premier (and Breeze before that) allows Rob and his team to work from anywhere. This ensures that they always have access to accurate, real-time data. The team can work from their smartphones to handle tasks on the go, such as sending email blasts or reports.

Real results

Rob was previously a “one-man band,” managing 168 doors on his own. He used his own tools and purchased his own supplies to do everything from collecting rent to fixing toilets. Eventually, he realized that he had reached his limit and needed to scale. Now, he manages a portfolio of nearly $200 million in investment property assets and owns $10 million worth of real estate while working fewer hours than before. This is what makes Breeze a game changer for RC Real Estate.
