What’s the difference between Breeze & Breeze Premier?
Breeze Premier is property management software built on the same refreshingly simple platform as Breeze. But it adds functionality for businesses with more advanced or unique needs such as custom reporting, invoice processing, job cost tracking and investment management. Most of these features apply universally across all property types, while some are specific to certain property types. What property types are supported by Breeze and Breeze Premier?
Breeze is available for residential and commercial properties in the U.S. Breeze Premier is available for residential and commercial properties as well as affordable, PHA, HOA/condo, manufactured housing and self storage property types.
Is there a minimum number of units required to use Breeze?
There is no minimum number of units that you must manage. However, there is a minimum monthly charge of $100 per month for residential portfolios and $200 per month minimum charge for commercial or mixed portfolios. The minimum for Breeze Premier is $400 per month.
Is there a maximum number of units Breeze can support?
While Breeze is designed to grow with you, there is an easy upgrade path to Breeze Premier or the powerful Yardi Voyager platform and all its ancillary products when your business sees the need for even more advanced features.
Are there any setup charges?
There are no setup charges. You pay nothing up front to begin using Yardi Breeze.
What if I need help? Is there a charge for support?
With live chat support, you have unlimited access to Breeze and Breeze Premier experts during business hours. Our support staff is here to help you with any questions you might have, Monday through Friday, 7 a.m. to 7 p.m. Central Time*. After hours, you can submit support questions via email, and they will be answered when a live agent is able to respond.
You also get up to 8 hours of free phone support during Breeze setup. Breeze Premier includes 16 hours of free phone support and a dedicated account manager for set up. Still need more phone time? Expert phone support is available and billable per the terms and conditions in your contract.
*Self Storage and Manufactured Housing live chat hours are 8 a.m to 6 p.m. Central Time.
Are there any charges for training?
There are no additional charges for our built-in support and training resources. On-demand training content and live training scheduling is available 24/7 in the Breeze and Breeze Help Centers. Breeze and Breeze Premier clients also are invited to join REfresh, our free virtual user conference held once a year with access to even more educational content.
Is there a fee to convert my data from my previous software to Breeze or Breeze Premier?
There are no data conversion charges. You can choose to enter your data manually or utilize the import data feature within Breeze or Breeze Premier to get up and running in record time. Current users of Yardi Genesis software can choose to utilize our Genesis to Breeze data conversion service at no charge. Contact Yardi Breeze sales for more information.
What other costs will I incur?
The monthly cost includes full use of the service, live chat support during support hours, email support after hours and all training videos, help documentation and product tours found within Breeze and Breeze Premier. Is there any software to download? What about upgrades?
Yardi Breeze is cloud-based property management software. All you need is a reliable internet connection and a supported browser. Breeze is accessible on any device and there is nothing to download or install. Regular feature updates will occur automatically, ensuring you always have the latest software available.
What is RENTCafé?
RENTCafé includes a resident portal that lets residents apply, make online rent payments* and submit maintenance requests. Included with RENTCafé, RENTCafe.com is a powerful internet listing service that allows you to market your properties online quickly and easily. RENTCafé seamlessly integrates with Breeze and Breeze Premier and is included in your monthly cost.

How does monthly billing work?
Breeze is billed monthly for an amount based on the number of units you managed during the previous month OR the minimum monthly charge for your portfolio type, whichever is greater. As you add or remove managed units, the changes will be reflected in the next billing cycle. For an estimate of your specific monthly costs, please refer to the Breeze pricing calculator.
Breeze Premier is billed annually. For both Breeze and Breeze Premier, you will be charged for any ancillary transactional costs that you incurred during the previous month (e.g., fees associated with resident screening services).
Do Breeze and Breeze Premier require a contract?
Breeze is billed monthly and is based on an annual agreement. Breeze Premier is billed annually and based on an annual agreement. All contracts include the option to cancel at any time within the first 30 days.
