  • Why Yardi Breeze?

  • Is there a minimum number of units required to use Yardi Breeze?

    Yardi Breeze is designed to grow with you, so there is no minimum number of units that you must manage. However, there is a minimum monthly charge of $100 per month for managing single-family or multifamily residential portfolios, or $200 per month minimum charge for managing commercial or mixed commercial/residential portfolios.

  • Is there a maximum number of units Yardi Breeze can support?

    While Yardi Breeze is designed to grow with you, there is an easy upgrade path to the powerful Yardi Voyager platform and all its ancillary products when your business sees the need for more sophisticated features.

  • Are there any setup charges?

    There are no setup charges. You pay nothing up front to begin using Yardi Breeze.

  • What if I need help? Is there a charge for support?

    With built-in live chat support, you have access to Yardi Breeze experts right at your fingertips. Our helpful support staff is here to help you with any questions you might have between 8:30 am and 6:30 pm CST Monday through Friday. Live chat support is included in your monthly cost. After hours you can submit support questions via email and they will be answered when a live agent is able to respond to them.

  • Are there any charges for training?

    There are no additional charges for the support and training resources built-in to Yardi Breeze.

  • Are there any charges to convert my data from my previous software to Yardi Breeze?

    There are no data conversion charges. You can choose to enter your data manually or utilize the built-in import data feature within Yardi Breeze to be up and running in record time. Current users of Yardi Genesis software can choose to utilize our Yardi Genesis to Yardi Breeze data conversion service at no charge. Contact Yardi Breeze sales for more information.

  • What other costs will I incur?

    The monthly cost includes full use of the service, live chat support during support hours, email support after hours, and all training videos, help documentation and product tours found within Yardi Breeze. There are other optional features that you can choose to utilize that carry a per-transaction cost. These services include online payment processing and resident screening (via built-in integration with ScreeningWorks Pro). Contact Yardi Breeze sales for more information.

  • Is there any software to download? What about upgrades?

    Yardi Breeze is cloud-based property management software. All you need is a reliable internet connection and a supported browser. Yardi Breeze is accessible on any device and there is nothing to download or install, ever. Regular feature updates will occur automatically, ensuring you always have the latest software available.

  • What is RENTCafé?

    RENTCafé is a powerful internet listing service that allows you to quickly and easily market your properties online. RENTCafé also includes a tenant portal that enables your tenants to apply, make online rent payments* and submit maintenance requests. RENTCafé is seamlessly integrated with Yardi Breeze and is included in your monthly cost.

  • How does monthly billing work?

    You will be billed monthly for an amount based on the greater of the number of units you managed within Yardi Breeze during the previous month at $1 per unit OR the minimum monthly charge for your portfolio, which is $100 per month for single-family or multifamily residential portfolios, and $200 per month for commercial or mixed portfolios. As you add or remove managed units, the changes will be reflected in the next billing cycle. For an estimate of your specific monthly costs, please refer to the Yardi Breeze pricing calculator.

    You will also be charged for any transactional costs that you incurred during the previous month; i.e., fees associated with online payment processing and resident screening services.

  • Does Yardi Breeze require a contract?

    Yardi Breeze is billed monthly and is based on a 12-month contract.

  • What if I decide to stop using Yardi Breeze?
