  • Why Yardi Breeze?

Breeze combines the power, simplicity and affordability that thousands of property managers rely on to achieve their goals.

  • What’s the difference between Breeze & Breeze Premier?

    Breeze Premier is built on the same refreshingly simple platform as Breeze. But it adds functionality for businesses with more advanced or unique needs. Most of these features apply universally across all property types, while some are specific to residential, commercial, self storage, affordable, HOA/condo and manufactured housing management.

  • Is there a minimum number of units required to use Yardi Breeze?

    Breeze is designed to grow with you, so there is no minimum number of units that you must manage. However, there is a minimum monthly charge of $100 per month for residential portfolios and associations, or $200 per month minimum charge for commercial, affordable, manufactured housing, self storage or mixed portfolios. The minimum for Breeze Premier is $400 per month.

  • What if I need help? Is there a charge for support?

    With live chat support, you have unlimited access to Breeze and Breeze Premier experts. Our support staff is here to help you with any questions you might have between 7 a.m. and 7 p.m. CST Monday through Friday. After hours, you can submit support questions via email, and they will be answered when a live agent is able to respond.

    Free phone support for while you are getting set up: Take advantage of up to 8 hours of free phone support to help you set up Breeze and get rolling. Breeze Premier includes 16 hours of free phone support and a dedicated account manager for set up. Still need more phone time? Expert phone support is available and billable per the terms and conditions in your contract.

  • What other costs will I incur?

    The monthly cost includes full use of the service, live chat support during support hours, email support after hours and all training videos, help documentation and product tours found within Breeze and Breeze Premier. You may choose to utilize optional add-ons that carry a per-transaction cost, like resident screening. Contact Yardi Breeze sales for more information.

  • Is there any software to download? What about upgrades?

    Yardi Breeze is cloud-based property management software. All you need is a reliable internet connection and a supported browser. Breeze is accessible on any device and there is nothing to download or install. Regular feature updates will occur automatically, ensuring you always have the latest software available.

  • What is RENTCafé?

    RENTCafé.com is a powerful internet listing service that allows you to quickly and easily market your properties online. RENTCafé includes a resident portal that lets residents apply, make online rent payments* and submit maintenance requests. RENTCafé seamlessly integrates with Breeze and Breeze Premier and is included in your monthly cost.

  • How does monthly billing work?

    You will be billed monthly for an amount based on the greater of the number of units you managed within Breeze during the previous month starting at $1 per unit OR the minimum monthly charge for your portfolio type. Additional charges apply for Breeze Premier. As you add or remove managed units, the changes will be reflected in the next billing cycle.     If applicable, you will also be charged for any ancillary transactional costs that you incurred during the previous month, e.g., fees associated with resident screening services.
