Yardi Breeze update: 19 recent changes to know (2025)

Have you seen the latest Yardi Breeze updates? What follows is a compilation of the biggest changes from 2024-2025. Breeze and Breeze Premier users, keep an eye on Updates and New Features in your Help Center so you never miss a single Yardi Breeze update. We tend to drop major updates several times a year.

1. Maintenance labor tracking

Maintenance technicians can now clock in and out directly on the maintenance request screen, recording the time spent on issues. This information is used to calculate pay totals, and you can create payables for in-house or outsourced maintenance work. The system will also calculate the total hours spent on fixing an issue and transfer this information to the Billing Info tab. You can add the details of all materials bought and pass on these charges when applicable.

2. ID verification

ID Verify, a robust ID verification solution using artificial intelligence and computer vision technology, is now available. This powerful new add-on enhances security by validating applicants’ identities before they can proceed with renting. You can override ID verification decisions and run an ID verification report.

3. Invoice correspondence letters

Invoices can be automatically emailed to tenants, and the delivery schedule can be set up in advance. The new Scheduled Tasks screen allows you to manage these schedules. Additional changes include the ability to CC multiple contacts on emails and setting the user as the sender for correspondence. New tokens have been introduced for email templates, including a “new amount” token and “new beginning date” token.

4. Track expenses by unit

In reports, you can now track expenses by unit by turning on the parameter in Company Settings. This allows you to select the unit an expense pertains to and filter by specific units when running financial reports.

5. Community & apartment amenity presets

We’ve introduced a list of predefined standard community and apartment amenities, making it easier to set up property data and ensure all amenities are displayed correctly on RentCafe. You can still add custom amenities if needed. This update ensures that all amenities available at your property will display correctly when visitors use the “compare with similar properties” feature on RentCafe.

6. Wait unit management

You can now advertise wait units on RentCafe. The update allows you to use wait units as placeholders for unit types that are currently unavailable. Prospects can add themselves to the waitlist through a simplified online application workflow. When a real unit becomes available, you can switch the prospect from the wait unit to the vacant unit, execute the lease and move them in.

7. New York functionality enhancements

You can now provide details about any improvements made to individual apartments. These improvements will be factored into rent calculations for vacant units.

The Window Guard and Combined Window Guard and Lead Paint forms have been recently updated. The RA-LR1 and RA-LR1 ETPA forms have also received updates.

You can now use the Correspondence feature to generate the Standard NY Rent Bill and conveniently email it to tenants.

Adjustments have been made to accommodate a different percentage for the second-year rent increase in a two-year lease.

8. StorageCafe integration

The integration with StorageCafe allows facilities to be advertised online. Listings are published on both StorageCafe.com and RentCafe.com, providing extensive visibility with over 80 million visits annually. A new “date ready” field has been introduced for units under construction, ensuring they are not rented before they are ready.

9. E-signature functionality now available to all users

Digital lease signing capabilities is now available to Breeze and Breeze Premier clients! Previously limited to Breeze Premier, this will let thousands more users utilize digital signatures to simplify and speed up the digital leasing process.

10. Expanded Notes field on the Invoice screen

The Notes field can now be expanded on the Invoice screen in edit mode in Breeze Premier. We’ve had feedback that the Notes boxes were too small, and some clients had trouble reading the entire block of text.

11. AP workflow can now route rejected invoices back to data entry

A new accounts payable workflow enhancement in Breeze Premier adds the ability to route invoices back to the data entry step when they’re rejected. This offers greater flexibility and reduces the chance of process breakdowns.

12. Disable AutoPay for multiple tenants at once

Clients may now disable autopay for multiple tenants in bulk in Breeze Premier. This will come in handy if you sell one of your properties and want to deactivate all tenant autopay configurations in bulk.

13. Ability to fully delete recurring journal entries in general ledger

In the general ledger, clients requested the ability to fully delete recurring journal entries. Now you can in Breeze and Breeze Premier!

14. Clearer maintenance request ID

You can include the maintenance ID number on all maintenance request emails, and the system now displays canceled requests.

15. Improved bank feed error messages & setup guidance

Bank feed functionality in Breeze Premier has been improved to show clearer error messages and setup guidance, reducing confusion when the system is misconfigured or lacks data.

16. Text tenants directly from the delinquency report

Property managers can now text tenants directly from the delinquency report page in Breeze and Breeze Premier, making it easier to follow up on payments without having to navigate to a separate screen or system.

17. New AR EFT Returned Transaction Report

A new AR EFT Returned Transaction Report has been added in Breeze and Breeze Premier, helping accounting teams more easily track and resolve failed electronic payments.

18. CHECKscan receipt screen fix for non-tenant payers

In CHECKscan, a fix now ensures that the receipt screen doesn’t default to “Tenant” as the payer, resolving issues that previously blocked receipt creation for owners, vendors or customers.

19. Move-out date now visible in Tenants grid

An update to the Tenants grid in Breeze and Breeze Premier adds a column for move-out date, improving clarity for leasing teams and enabling better tracking of upcoming turnovers.
